Neptune City's housing spans multiple construction eras, each with its own wiring issues:
Pre-war homes (pre-1939, ~16% of the borough): Found primarily along the older residential streets near Memorial Drive and the borough's western edge. Some still have knob-and-tube wiring or cloth-insulated conductors — both fire risks. No grounding, deteriorating insulation, and circuits that were never designed for modern loads. These homes need assessment and, in many cases, partial or full rewiring.
Post-war homes (1940s–1960s, ~41% of the borough): The largest category of housing in Neptune City. Ranches, capes, and modest colonials built with 100-amp panels and 8–10 circuits. Common issues include undersized circuits, ungrounded two-prong outlets, and in late-1960s/early-1970s construction, aluminum branch wiring. Aluminum wiring creates fire risk at every connection point due to thermal expansion — it loosens over time and overheats.
1970s–1990s homes (~39% of the borough): Generally in better electrical shape, but many have 100-amp panels that can't handle today's loads. This era also includes homes with Federal Pacific or Zinsco panels — defective brands with documented safety failures that should be replaced immediately.
